Parking Lot Resurfacing

In June, the board solicited bids from 3 companies to refurbish the surface of the parking lot. To extend the life of the current parking lot surface and save money as 2014 has been a year with several unexpected expenses, we chose to fill cracks and seal the lot and then repaint the lines. This will extend the life of the current parking lot surface for approximately another 5 years.

The 3 bids may be viewed by clicking the links below. The board chose Athens-Atlanta for several reasons. (The first item on the Athens-Atlanta bid, $3,380, should be disregarded as this was to see how much they would charge to completely resurface the parking lot.) The Athens-Atlanta bid was the most detailed and was the only bid to include application of crack seal prior to applying 2 coats of asphalt sealer. They also proposed using sand in the sealant for greater traction and extended wear and an additive for faster drying time. Their estimate was the middle bid at $1,518 vs. $1,430 from A&A and $1,708 from GWP. The board felt the other 2 bids did not contain enough detail and did not include application of crack sealer prior to applying the sealer.

Additionally, the board asked Paul Gwyn, Vice President of Construction at Heritage, and owner Adam Hinson to review the bids. Heritage supported the board's selection, and Adam encouraged completion of the project before the bid expired and costs of raw materials increased.

The parking lot was closed at 6am on July 9 and re-opened on July 11.

The association should anticipate an expense of approximately $4,000 for 2019 to resurface the parking lot.
